Senior housing plan approved

Hudson -- The Trails of Hudson, a 172-unit residential development near the corner of Norton and Darrow roads geared toward residents 55 and older, received a green light from the planning commission Jan. 23.

"This is a high-end, highly-anticipated, first-class, 55-and-over, age-restricted senior residential community, which is something Hudson's seniors are clamoring for," said David Conwill, chief development officer for Redwood Management Co., which will own and operate the Trails of Hudson.

The $16 million project will be constructed in two phases.

The project site plan calls for two to five residential units per building in a 43-building development on 34 acres near the northwest corner of Norton and Darrow Roads. The property is just west of the former Double Play recreational facility and will be accessed from Hudson Drive and Norton Road.

The first phase will include 82 apartment units.

The planning commission unanimously approved the site plan for the project. Commission member Rob Kagler was absent.

The project must next meet the approval of the architectural and historic board of review, which meets in February, before construction can begin.

"We hope to break ground in May," Conwill said.

The proposed development meets the city's density and open space requirements in District 8, according to city planner Mark Richardson. The city established District 8, the Hike and Bike Senior Housing Overlay district, in south Hudson in 2007 to allow this type of residential development in an area mainly zoned for commercial and industrial use.

To meet the city's open public space requirement, Redwood proposes to donate 1.62 acres of land to Metro Parks Serving Summit County and pay for a public parking area and an access trail for the nearby Metro Parks Hike and Bike path.
